Architectural Design Review Board
2009 Procedures
Under the auspices of Redwood Shores Community Association (RSCA) the Architectural Design Board (ADB) is the legal custodian and administrator of the Conditions, Restrictions and Covenants (CC & Rs) which are attached to the deeds of most residential properties located west of Shell Parkway in Redwood Shores California. If a property lies within the jurisdiction of the ADB, it is required that you seek approval for modifications to your property including renovations, additions, appurtenances, fencing, landscaping and roofing. Compliance with the CC & Rs is neither optional nor dependent upon membership in the Redwood Shores Community Association. If a change occurs that affects the exterior appearance of your property you are required to submit plans to the ADB.
The charter of the ADB is registered at the San Mateo County Recorder’s Office. Appointed by RSCA, the Architectural Design Board is composed of members of the community who volunteer their time to maintain the architectural quality and integrity of our neighborhoods. The ADB consults with an architect who is familiar with the regulations and conditions that affect properties in Redwood Shores.
To Submit A Design For Review, Please Utilize The Following Procedures:
1. For All Additions or Modifications Including New Home Construction:

a) Complete fully and submit the ADB application including 2 full sets of drawings. Drawings should include a dimensioned Site Plan with complete lot summary, fully dimensioned Floor Plans, Exterior Elevations (calling out building height), new conditions vs. existing, all exterior materials (roof, wall and trim) specifying color, quality and method of application, and Building Sections. Drawings submitted to ADB should not vary from those submitted to City of Redwood City Building Permit Department, except that the ADB does not require electrical or structural renderings. During the approval process, if any change occurs that affects exterior appearances, these changes must be resubmitted to the ADB. All new second story additions require a separate design review with RC Planning.
b) Include the appropriate fee payable to Redwood Shores Community Association, $200.00 for single story review, $350.00 for two-story review, $1500.00 for tear-downs to rebuild and $100.00 for appeals or revisions.
c) The ADB will respond within 30 days of your submittal, and per your CC & R’s, will add comments for change, or if approved, will stamp “approved” and return one set of drawings for Redwood City records. The ADB review board retains one record set.
2. Roofing, Window Replacement, Exterior Materials, Simple Landscaping or Fencing:

a) Submit the ADB application and samples, specifying material, manufacturer, color and texture. For roofing include underlayment and classification of proposed roof. Please be aware that not all materials are considered to be acceptable.
b) Include a $30.00 fee payable to Redwood Shores Community Association.
c) The Board will respond within 30 days of your submittal. Either by comments or “approved” stamp and return the permit application. The Board will retain a record copy.
